Builders in Kinloch, Lake Taupō
Kinloch builders for steep, lake-view sites. See HP Homes' Jetty House and the Kinloch home with an $80 power bill over three years.
HP Homes builds high performance homes in Kinloch, on Lake Taupō’s western bays. We specialise in the steep, view-rich sites Kinloch is known for, designing homes that capture lake-to-mountain views while staying warm, airtight and very cheap to run. Two of our best-known projects are in Kinloch.
Our Kinloch projects
Jetty House
A steeply sloping site where every room could see the lake if the home was resolved carefully. Designed by First Light Studio and photographed by David Hensel, the 178 m² three-bedroom home uses stepped floor levels, deep eaves and generous glazing over an insulated MAXRaft® slab and a Pro Clima airtight envelope, blower-door tested to below 1 air change per hour.
Kinloch High Performance Home
Built to Passive House principles with full PHPP modelling. The owners received an $80 power bill across their first three years. “We received our first power bill, just $80. That was for three years.” (Heather, Kinloch)
Building on a Kinloch site
- Slope: stepped floor levels and careful foundations make the most of steep sections.
- Views vs heat loss: lake views often face south or east, so glazing needs high performance joinery and careful sizing. See high performance windows.
- Exposure: wind off the lake makes airtightness especially important.
- Holiday and permanent homes: a high performance home stays dry and stable even when it’s empty for weeks, with no damp smell when you arrive.
